SUMMARY:

In this role, you will plan and manage multiple projects to meet client expectations. You will have the opportunity to take ownership for a variety of projects, as well as collaborate with seasoned project managers.

PRIMARY RESPONSIBILITIES:

  • Evaluate client goals to establish priorities and plan appropriate project strategies.
  • Forecast costs, negotiate commitments, and control expenses for on-budget results.
  • Manage schedules and resources to ensure timely completion.
  • Expedite critical tasks, sensitive sequencing activities and long lead elements.
  • Create project budgets, track commitments, and measure invoices and payments against it.
  • Determine and negotiate appropriate consulting, architect, design, and engineering professionals.
  • Navigate, oversee, and advocate through permit processes.
  • Review and comment on drawings and document deliverables for quality and coordination.
  • Determine best project procurement/delivery approach and lead preparation of bid packages.
  • With support from legal and insurance counsel, negotiate contractor/vendor agreements.
  • Monitor progress of project, ensure good communications, and resolve issues.
  • Review invoices and applications for payment and compile monthly funding draws.
  • Visit sites to observe work completed and ascertain compliance with construction documents.
  • Manage intended and unexpected changes and fairly negotiate change orders.
  • Participate in progress meetings; review minutes and keep client duly informed.
  • Strive to minimize and help to resolve disputes and claims.
  • Maintain professional and technical knowledge by attending educational workshops and reading industry publications.
  • Participate in professional societies.
  • Support the personal and professional growth of employees.

QUALIFICATIONS:
Candidates should be able to satisfy the following qualifications.

  • Bachelor’s degree (in construction, building engineering, real estate, or architecture preferred) or Bachelor’s degree in another field with equivalent work experience.
  • Obtained or seeking certifications through CSI, CMAA and/or PMI.
  • Minimum five (5) years working experience as a project or construction manager.
  • Experience leading project teams.
